Commercial Contracting

What We Handle

Semko Contracting takes on a wide range of commercial work across the Okanagan, from building renovations and tenant improvements to full new construction. Past projects include a pharmacy renovation, retail plaza units renovated for office use and an electrical services upgrade for an existing multi unit property.

We also handle new construction for industrial and specialized facilities, including manufacturing buildings, mechanical and electrical room expansions, and structures built around specific equipment and process requirements. Every project brings its own technical demands, and we manage the coordination needed to get it built right the first time.

A Coordinated Approach

Every commercial construction project begins with a clear plan. We guide each project through the key stages of design, budgeting, permitting and construction so you know what to expect as your project moves forward.

1

Define The Scope

We begin by reviewing the space, intended use and work that needs to be completed. This gives us a clear understanding of the project before estimates, scheduling and more detailed planning begin.

2

Requirements Review

Once the scope is clear, we work through the drawings, engineering needs and technical requirements that will shape the project. The level of detail depends on the type and complexity of the work.

3

Establish Cost & Timing

We develop the project budget and schedule around the agreed scope. Specialized equipment and materials, like custom mechanical systems or industrial installations, often carry longer lead times, so we identify those needs early and plan the schedule around them.

4

Prepare For Construction

Permits, site requirements and pre-construction needs are coordinated before the project moves forward. We also make sure the appropriate trades are lined up and ready for the work they will be responsible for completing.

5

Project Management

As construction begins, we remain closely involved on site while coordinating subcontractors and monitoring progress. Each stage is managed against the project requirements so the work stays organized as it moves forward.

6

Project Completion

As the work wraps up, remaining items are completed and the project is reviewed against the agreed scope. We make sure the finished space is ready for its intended use before the project is considered complete.

A Higher Standard Of Oversight

Commercial projects can change quickly once work is underway, which makes experienced oversight on site especially valuable. We oversee every project directly rather than managing it from a distance, staying closely involved in the work while coordinating the larger job. That gives us a practical understanding of what is happening on site and what needs to happen next.

That hands on involvement carries through to trade coordination and quality control. We keep the project organized, address issues as they arise and make decisions with the full scope of the work in mind.
